When Hunt Southwest set out to develop its first project in El Paso, they partnered with Sonny Brown Associates to guide the entire process. Our team helped identify a strategic site in the emerging East Rojas corridor, coordinated local design and consultant teams, and positioned the project for strong tenant interest. What began as a speculative idea became a fully leased, Class A distribution center, validating the corridor’s potential and establishing Hunt Southwest as a meaningful new player in the region’s industrial market.
Before development even began, our team saw a gap in retail, dining, and lifestyle services in El Paso’s Upper Valley. The neighborhood had strong demographics but lacked a walkable commercial hub. We worked closely with the developer to assemble land, define the project vision, and bring early tenants on board before anything was built. Through careful site planning, community-focused leasing, and thoughtful market guidance, The Substation Village transformed from an empty site into one of the city’s most distinctive retail destinations.
WestStar Tower represented the first high-rise office project in downtown El Paso in nearly forty years. Sonny Brown Associates led the pre-leasing effort, created the project narrative, and helped secure commitments during an uncertain market environment. By positioning the building’s modern features, structured parking, and urban amenities, we generated momentum that resulted in full lease or sale of all office floors. The building’s success demonstrated real demand for premium office space and supported the ongoing revitalization of downtown El Paso.
